Description: Rare opportunity to own one of the most unique properties available on the Mississippi River – so unique in fact that it will be featured on HGTV's hit show "You Live In What?", Episode 12, Summer 2014! Renovated from two 50 foot diameter drinking water storage tanks for the city of Louisiana, MO this property offers limitless possibilities. Zoned both residential and commercial, it is currently used as a working artist studio, gallery showroom and living space. Originally designed and restored by an art professor in St Louis, the renovations of the space were continued by current owner, a nationally recognized artist/sculptor, and many artistic touches have been added throughout. The front tank is an enclosed structure for use as either living or working space and features a 16’ diameter custom circular skylight and custom-built 12’ tall glass French doors with a panoramic view of the Mississippi River. The back tank serves as an open-air courtyard complete with custom-built swimming pool and sand filtration system. The 20’ tall courtyard walls offer the ultimate in privacy. Living space also includes 1 full and 1/2 baths, kitchen and bedroom. Upgrades by current owner include custom poured concrete floor, all new double paned insulated windows, new insulated exterior doors with storm screens, new extra tall, insulated glass French doors to the courtyard with custom built screens, antique spiral staircase to the roof top, new air conditioner, and custom artistic touches such as custom built railings, sculptural elements in the back courtyard and a custom art fence surrounding the property, just to name a few. The property is sold as a package with the adjoining vacant lot – also dual zoned as residential and commercial – allowing expansion of the current property or separate development opportunities. Property is located on the Mississippi River in downtown Louisiana, the ultimate location for a home and/or business. Both the house and the vacant lot offer unobstructed views of the Mississippi River and are situated outside of the 500 year flood plain. There is an additional raw space in the building ready for your remodeling vision that will allow for an expansion of the living and/or working space on two floors. As this is a working art studio, property is shown only by advance appointment.
